A real estate exclusive is a service contract for a specific period where a real estate agency undertakes to carry out all the tasks, procedures and advertising investments necessary to carry out the sale of a property commissioned by a selling client.
This contract specifies all the conditions of the sale such as the price, the term, the property data, the client and agency data, the real estate agency's fees and all the work that the real estate agency will perform in exchange in order to sell the property.
Real estate agencies that work exclusively make a significant investment in advertising with the aim of significantly shortening sales times. In most cases, the real estate agency assigns the seller a personal advisor who will directly manage the sale and management of the property, and will also inform the seller at all times of all the tasks carried out by the agent and the results obtained.
The client has to feel and know from the first day that the real estate agency is fully committed to the sale of their home and that they are using all the professional means they have at their disposal.
What is exclusive selling?
Selling exclusively consists of entrusting the sale of a property to a real estate agency so that it comprehensively manages all the necessary processes, appointments and procedures, and puts all its dedication and professional tools at the service of the client and the sale.
A real estate agency has many exclusive means that a private seller cannot have. All of these means imply an expense for the real estate agency whose objective is to help its clients sell their homes.

How does exclusive real estate work?
The exclusive works basically supported by two pillars: commitment and legality.

In most cases, real estate agencies work successfully, which means that they will only charge their fees if they do their job well and manage to sell the property.
Knowing this, the real estate agency is as interested as the owner in the home being sold, and both are committed to ensuring that it does.
And the second pillar is legality. Everything must be duly reflected in the exclusive contract to avoid misunderstandings and problems. Both parties must fulfill the contract and respect what was agreed for the common benefit.
How long does a real estate exclusive last?
The duration of the exclusive has no limits and must be agreed by the client and the real estate agency. At Valoracasa Inmobiliaria we recommend to our clients that the appropriate term is between 3 and 6 months. That period is completely sufficient to sell a property and for the owner to meet his objective.
Most real estate agencies have a clause in the duration of their contracts in which if the owner does not notify at least 15 days in advance of the end of the contract, it will be considered automatically renewed.
At Valoracasa Inmobiliaria we have never had that clause in our contracts. We consider that the owner must decide whether to renew the exclusive only if he wishes and is determined, not because he has forgotten to notify and is forced.
It is these types of clauses that confuse and annoy real estate clients and lead them to think negatively about a sector that has been wanting for years to improve the image they have of it.
