Expenses before the sale
- Energetic certificate: It depends on the size of the house and the architect's fees. The energy efficiency certificate has been mandatory since 2013 for both homes for sale and for rent. Although some properties are exempt, all homes must have it by obligation. Its validity is 10 years so you should not fear that it expires.
- Lifting loads: It depends on the type of cargo and the debt to cancel. As a general rule, the charges entail at least the expense charged by the property registry for lifting the burden taxed on the property. In some cases, it is required to make a deed before a notary for the subsequent lifting of the load.
- Simple note: You can order it in person or online. It costs between €3 and €12. It is requested in the property registry of Malaga or through the web. In both cases you will have to prove the reason for the request and the registration data and/or ownership of the property.
- Certificate of occupancy: You must request it at the Town Hall and it costs approximately €100. Although as a general rule it is not requested for sale, some banks and buyers ask the seller to have the certificate of occupancy of the home, especially in the case of independent houses and chalets. The certificate of occupancy is necessary for registering electricity and water supplies in the home.
Expenses when selling a house
- Notary fee: Although by law the seller must pay part of the cost of the notary in the deed of sale, in Malaga, as a general rule, it is usually the buyer who pays the total amount. Notary fees are set by the scale of the official association of notaries that you can check on their website, although you can always find out in advance by calling the notary and checking the cost in advance.
- Certificates: It depends on the type of certificate that is needed for the notary signature. Some certificates must be provided by the client and others may be requested by the notary itself. The certificate of the administrator where it is recognized that the property has no debts with the community of owners is usually free, although some administrations may charge up to €42 as fees for generating said document. These fees are authorized and reflected in the official college of property registrars and must be paid before the document is withdrawn.

- IBI of the current year: Unless otherwise agreed, the seller must pay the IBI for the current year of the sale.
