BBVA Value your home
One of the banks that launched a valuation tool was BBVA. Anyone can value any property on its website free of charge. As well as valuing homes, the app can also be used to value cars, get a report on the neighbourhood where the home is located, or a report to help you decide whether buying or renting suits you better.
Although it's a fairly comprehensive app, it has quite a few limitations, as the prices in its valuations are considerably higher than local prices.
The reason is that the data BBVA uses to calculate a home's value comes from its own transactions and valuations, so it only covers a small percentage of the real sales that take place; over the years they'll add new transaction data and be able to give a value closer to the real market value.
How do we value your flat?
We always recommend our clients get several valuations of their home so they have as much information as possible.
Completely free, they can get a valuation from estate agents specialising in the area, who have first-hand information of the homes sold and still for sale over many years, as well as clients interested in buying.
Another way is to do a studio yourself using property portals, some of which also have valuation tools. In this case, it wouldn't be a good idea to use homes listed for sale as a reference, because if they haven't sold it's because they're overpriced.
With the BBVA app you can value all types of homes: flats, houses, villas, plots and land. Obviously its valuations are more reliable in large urban areas, where many transactions take place and there's more data.
