Tips for finding your flat or house in Málaga

To make the best decision when buying a home, consider the following factors:

    • Purpose: Decide whether it will be your main residence, a second home or a buy-to-let investment.
    • Area: Málaga has diverse areas, each with its own character. Decide whether you'd rather be near family, work, the beach or in a quiet area on the outskirts.
    • Type of home: Decide whether you're looking for a flat, country cottage, villa, penthouse, new build, gated complex, garage, number of bedrooms and bathrooms, renovated or to renovate. Within your budget and area, look for the home that best fits your needs.
    • Price: Set your budget. If you need a mortgage, get advice from us to obtain the best terms. Don't view properties without knowing your budget, to avoid disappointment.

    Notary

By law, the notary's fee is split between buyer and seller, although in some cities it's common for the buyer to pay it all. The amount varies according to the property's value and the length of the deed. Fees are regulated by the official association of notaries and published on its website and by some notaries.

    Land Registry

After signing the purchase before the notary, you must change the property's ownership at the Land Registry in your municipality by presenting the title deed. This is required every time a property changes owner. Registration fees are published by the association of registrars.

    Paperwork agency

You can hire a paperwork agency (gestoría) to handle the formalities of the purchase. If you buy with a mortgage, the bank's agency will pay the taxes and update the Land Registry. A gestoría costs around €350 plus VAT.

    I.T.P. (Property Transfer Tax)

The buyer pays this tax to the regional housing department. In Andalucía, the general rate is 7% following a reduction valid until 31 December 2021. A reduced 3.5% rate applies to under-35s, people with a disability of 33% or more, and large families, provided the main residence doesn't exceed €129,999 for under-35s and €180,000 for the other two groups.

These are the costs associated with buying a home in Andalucía. For a personalised study, request advice by filling in the form below.

    FIXED OR VARIABLE RATE MORTGAGE?

Given the choice, most people would pick a fixed-rate mortgage, even though they don't really know the differences between one mortgage and the other.

Frequently asked questions about buying flats and houses

    • How much money do you need to buy a flat?

The amount the client has to put in varies according to the percentage of financing the bank grants them.

You can get a mortgage to the 80%, to the 90% or the 100%.

Whatever mortgage you get, you'll always have to cover at least the purchase costs, which vary according to the sale price and the buyer's personal circumstances.

    • Can I get a mortgage for more than 80%?

Although most banks finance 80% of the purchase price, requiring the client to put down around 20%, some lenders finance 90% and even 100% depending on the profile.

Shop around and compare the bank that will give you a 100% mortgage on the best possible terms.

    • Is it possible to buy a home in Málaga with no deposit?

Yes, it's possible, although every bank will require you to have money for at least the costs. You may find a bank that gives you a 100% mortgage, but you'll always need to rely on your savings.

The trick is to get the deposit through a personal loan or another arrangement so you don't have to put in your own capital.

Make sure the two repayments together don't exceed 40% of your monthly income so your quality of life doesn't suffer.

    • 5 tips for buying a home with no deposit

      1. Don't settle for any mortgage; look for the one that suits you best.
      2. Make sure you can afford it: try to keep it under 40% of your income.
      3. Buy a home that will gain value in case you want to sell it later.
      4. Get a loan to cover the costs.
      5. Calculate whether renting or owning works out more expensive for you.
    • Can you buy a flat without savings in Málaga?

The main problem for first-time buyers is the amount of savings banks require to grant a financing. Most lenders finance 80% of the purchase price, so the buyer has to put in the remaining 20% plus the costs of buying the flat.

If you don't have those savings, you won't be able to get a mortgage even if your circumstances are very good. You may be lucky and your bank may finance 100% of the purchase price, but it will never cover the associated costs. Some lenders also ask you to prove that you have the amount in an account before assessing your mortgage.

So buying a flat without savings isn't easy, but there are some ways of doing it.

    • 5 ways to buy a flat without savings

      1. Get a 100% mortgage and a personal loan to cover the costs. Some banks may offer a personal loan to cover the deposit, although this can be difficult if you already have loans. Other banks may offer the loan themselves if your salary is high and the mortgage repayment low.
      2. Owner financing: the seller acts as the bank and the buyer pays a monthly instalment until the flat is fully paid for. This isn't common, as many sellers prefer to receive the money immediately.

      3. Double mortgage guarantee: putting up a second property as additional security in case of default.

      4. Personal loan: useful when the home is of low value and you have no savings. Although the repayment is higher than a mortgage, the term is shorter (7-10 years compared with up to 40).

      5. Private capital: financing outside the banks, with higher interest but an option for those without savings to buy a home.
