When assessing any financing, banks ask you for the documents needed to apply for a mortgage.
Banks take a lot of information into account when lending money and want to be sure the client will repay it.
That's why it's important to have all the documents they'll ask for ready in advance, making it easy for the bank to assess the transaction, dispelling any doubts and being transparent with the lender.
There's no point hiding a loan or any other information from the bank, because it will find out in the end through the documents you have to provide for the assessment:
What documents do we need to apply for a mortgage?
- Valid ID (DNI)
- Employment contract
- Last 3 payslips
- Up-to-date employment history (vida laboral)
- Income tax return
- Tax withholding certificate (if you don't file a tax return)
- Bank statements for the last 6 months
What documents do I need if I'm self-employed?
- Valid ID (DNI)
- Last 3 self-employed social security receipts
- Last 4 quarterly income tax returns
- Last 4 quarterly VAT returns
- Income tax return
- Up-to-date employment history (vida laboral)
- Bank statements for the last 6 months
Other documents required in some cases:
- Certificate of pension from Social Security
- Divorce settlement (if divorced)
- Tenancy agreement and last 3 receipts (if renting)
- Up-to-date nota simple (if you own property)
- Last 3 paid receipts (if you have loans or mortgages)
- Bank document proving you have the deposit to contribute
What do I do once I have all the documents?
Once you have copies of all the documents, give them to the banks for the mortgage assessment. Within about 7 days of handing them in (it depends on the bank) you should get an answer on whether the mortgage is approved.
