Mortgages for Spanish nationals not resident in Spain
One of the main features of non-resident mortgages is that you're offered a smaller amount and a shorter term than a resident:
- Shorter term: while resident mortgages can last up to 40 years, non-resident mortgages have a maximum term of 20 years.
- Smaller amount: for resident mortgages, the bank usually finances between 50% and 70% of the lower of the purchase price and the valuation.
Features of mortgages for people who want to buy a house in Spain from abroad
Before going into detail, it's worth noting that all foreign nationals who pay tax in Spain can apply for a "traditional" mortgage, as non-resident mortgages don't depend on the applicant's nationality but on where they pay their taxes, in other words, where their tax residence is.
Everyone else, that is, both Spanish nationals who no longer live in Spain and foreigners whose tax residence isn't in Spain, will need to apply for a non-resident mortgage.
The the terms of non-resident mortgages are usually stricter than those of traditional ones.
That's why non-resident mortgages usually have:
- A shorter repayment period: the maximum term to repay the mortgage is usually 20 years, 30 at most, as with resident mortgages. In any case, it will depend on the client's age.
- A lower financing percentage: in most cases the lender will lend 50% of the purchase price, although this can rise to 80% if the client has a good profile.
To take out a non-resident mortgage, as with any other, clients must prove they have sufficient solvency and financial stability to meet the repayments.
As we've seen, when buying a home in Spain from abroad, it's better to take out a mortgage in Spain.
