Owning a home involves a series of fixed costs whether you use it or not. These are known as maintenance costs. But how much does it really cost to maintain a house each year?
We tell you everything in our blog and give you tips on how to save money.
What do you have to pay to maintain a house?
A home has a series of costs and taxes the owner must pay every year to maintain it, even if they don't use it, simply because they own it.
Although some costs, such as electricity and water, depend on whether the owner has these supplies connected, others are mandatory and non-payment can lead to the house being seized.
Costs of maintaining a house
Here's the list of annual costs involved in maintaining a house, divided into mandatory and non-mandatory costs

Mandatory costs
IBI (Property Tax)
IBI is a mandatory municipal tax. Prolonged non-payment can lead to the home being seized. It can be paid in instalments and there's a 50% relief for some groups.
Waste collection tax
Another municipal tax charged by the Town Council for managing the waste we produce. In Málaga, the company responsible is Limasa
Homeowners' association fee (if applicable)
If your home belongs to a homeowners' association with communal services and areas, you'll have to pay the monthly fee plus any special levies approved at the meeting.
Like IBI, it's mandatory, and non-payment can lead to the home being seized.
NON-mandatory costs
Home insurance
It's not mandatory, although most Spaniards insure their home, mainly to cover third-party damage.
Alarm
Given the rise in illegal occupations in Spain, many people have decided to install some kind of alarm or security system in their home.
Utilities
Even if you don't use electricity and water because the home is empty, you'll have to pay a minimum for these supplies. If you also have others such as gas or internet, you'll have to pay for those too.
Mortgage
If you have a mortgage on the home, you'll also have to pay the monthly repayment plus all the associated costs, such as insurance and fees.
Although it's a mandatory payment, we don't count it as such, since it's an option the client chooses depending on their personal circumstances.
