A home's cadastral value
The cadastral value is an administrative value set objectively for each property, resulting from applying the valuation criteria in the relevant municipality's valuation report.
To determine a property's cadastral value, the following components are essentially considered:
- La the property's location, the planning circumstances affecting the land and its suitability for production.
- The cost of actually building the structures, the contractor's profit , professional fees y taxes levied on construction, the building's use and quality and the age , as well as the historic-artistic character or other features of the buildings.
- Los production costs y profit of the property development business, or the corresponding factors where there is no such development.
- The circumstances and market values, the value of the land, the value of the construction and production costs and profits of the property development business.
- El market value.
- Las reformas carried out by the City Council in the area.
As a general rule, the cadastral value of properties may not exceed their market value. To this end, a ministerial order has set a market reference coefficient of 0.5 when the valuation report is approved and comes into force. For properties with an administratively capped sale price, the cadastral value may never exceed that price.
Cadastral values can therefore be updated each year by applying coefficients approved by the relevant General State Budget Acts.
